This Lease Agreement, made this _____day of _______________,_________, by
and between Crafters Corner (Landlord), whose address is 396 Town Sq, Copperas
Cove, TX 76522, Phone 254-518-0010 and _____________________________________________(Tenant)

1.The Tenant whose vendor number is ________ is leasing booth number______ which is________(size).  Tenant has examined the booth space and finds it
acceptable for Lessee’s merchandise and business needs.  Rent is due the 1st of
each month. In addition Tenants shall pay Landlord a commission equal to fifteen
percent (15%) of Tenants gross monthly booth merchandise sales. Commissions
are automatically deducted from sales.  Tenants on a month-to-month agreement
are required to give a 30 day written notice upon decision to vacate premises. If we
do not receive a 30 day written notice and you remove your merchandise you will
be charge booth rent for the following month.

If the monthly rent is not received after the 5th day it becomes due, Tenant shall
pay a late charge of $25.00. If the monthly rent is not paid 30 days after it becomes
due, tenant shall pay a late charge of $50.00 and it will be turned over to a
collection agency, Tenants Lease agreement shall become null and void at
Landlords option.

All inventory or personal property of Tenants with unpaid debts shall become the
property of the landlord.  The Landlord shall have the right to hold tenants property
until unpaid debts are paid in full.  Landlord shall also have the option of selling
Tenants merchandise to pay any outstanding debts. No merchandise may be
removed from premises by any Tenant until debts are paid in full.  Tenant shall pay Landlord $29.00 for all checks returned by the bank from tenant.

2.Booth Maintenance:  Tenant agrees to maintain premises in good, clean,
safe order including any cost and maintenance of Tenant made additions to premises which require management approval prior to installation.  Painting in booths must
be approved by management.  Tenant agrees to display merchandise in a manner
that allows both customer and staff complete access to all merchandise.  Tenant
agrees to re-merchandise and freshen booth on a regular basis.  Tenant agrees to
display merchandise within the parameters of their booth.






3.Pay schedule is as follows:  Checks are issued on the 5th of each month for the previous months sales.  Rent is deducted from you rent, example: December sales will pay for January rent.  If there is not enough sales to cover your rent you will need to contact the store by the 5th of the month to pay the remaining balance.  If the balance is not paid by the 5th of the month there will be a $25.00 late fee applied. Tenant is responsible for picking up their checks: they will not be mailed out.  If tenant needs checks mailed, they may leave #10 stamped, self addressed envelopes in their file; checks will then be mailed out on the 5th of each month. Any check not picked up within 3 months of their issuance will revert back to Crafters Corner and will not be reissued under any circumstances. 

4.Landlord shall not be liable to Tenant for any damage to person or property caused by any act, omission, or neglect of Tenant, any Tenant of the building of which the Premises are a part of, or due to any other cause whatsoever, and tenant agrees to Indemnify and hold landlord free and harmless from all claims for such damage.

5.Landlord is not responsible for damaged or stolen merchandise, but will do everything to avoid this from occurring.

6.We normally do not do refunds on merchandise however if we feel you intentionally mislead a customer or did not complete an order to the customers satisfaction and we also feel that it could have been done better with compared to your items that you have in your booth we will refund the customer and you will have a refund on your account.  You are representing our store and when you intentionally make a customer unsatisfied you are making them unsatisfied with our store which results in a loss of a customer. 

7.Any form of verbal or physical harassment of any employee or customer at Crafters Corner will result in immediate termination of your contract.
